TERMS & CONDITIONS
These terms govern all electrical contracting services, upfront estimates, and website interactions with Empyre Electric LLC across the State of Oregon.
1. Scope of Work & Written Estimates
Empyre Electric LLC ("Contractor") agrees to perform electrical contracting services as explicitly detailed in a written proposal, estimate, or contract signed or approved by the Client. Any additional labor, equipment, or modifications requested beyond the defined scope will require a written change order.
2. Estimate Validity & Change Orders
Written estimates are valid for 30 calendar days from the date issued, due to fluctuations in electrical commodity pricing (copper wire, conduit, breaker panels).
Change Order Procedure
If the Client requests extra outlets, lighting additions, panel size adjustments, or circuit modifications during construction, a clear written Change Order detailing cost adjustments will be provided for authorization before the extra work begins.
3. Permits, Inspections & OESC Code Compliance
All electrical installations performed by Empyre Electric LLC comply with the Oregon Electrical Specialty Code (OESC) and the National Electrical Code (NEC).
- Empyre Electric pulls all required municipal electrical permits on behalf of the Client.
- We guarantee our work will pass official city or county electrical inspection on the initial review.
- Permit fees charged by local jurisdictions are itemized in your estimate.
4. Job Site Access & Preparation
The Client agrees to provide our licensed electricians with safe, unobstructed access to the work area, main electrical panel, crawlspace, or attic during agreed work hours. Please ensure pets are secured and fragile items are moved from the work perimeter prior to technician arrival.
5. Electric Utility Coordination
For service upgrades (such as 200A/400A panel changes or meter base replacements), Empyre Electric coordinates utility disconnect and reconnect schedules with PGE, Pacific Power, or Salem Electric. While we work diligently to minimize downtime, utility scheduling delays outside our control may occur.
6. Payment Terms & Invoicing
Payment milestones are defined in each job estimate:
Residential Services
Payment in full is due upon completion of the service and electrical work verification. Larger remodels may require a deposit for equipment.
Commercial & New Construction
Billed via progress milestones (Rough-in, Trim-out, Final Inspection Pass) in accordance with the contract schedule. Net 30 terms.
7. Workmanship & Manufacturer Warranties
1-Year Workmanship Warranty
Empyre Electric LLC warranties all installation labor and workmanship for a period of one (1) full year from the date of final inspection completion.
Equipment and materials (panels, breakers, EV chargers, generators, fixtures) are covered under the respective manufacturer warranties (e.g., Square D, Eaton, Leviton, Lutron, Generac).
8. Unforeseen Concealed Conditions
Contractor is not responsible for pre-existing concealed code violations, unpermitted wiring installed by prior owners, knob-and-tube deterioration behind closed walls, or asbestos/hazardous materials discovered during opening of walls. Any required remedies will be communicated transparently.
9. Limitation of Liability
Empyre Electric LLC is fully licensed, bonded, and insured in compliance with the State of Oregon. To the maximum extent permitted by applicable law, Contractor's liability is limited to the direct cost of repairing or re-executing the defective electrical work.
10. Governing Law & CCB Notice
These Terms and all service contracts are governed by the laws of the State of Oregon. Empyre Electric LLC is registered with the Oregon Construction Contractors Board under CCB #249777.
